A key area of focus of my brokerage activities is the sale of single-tenant net lease investment properties. These properties are stand-alone buildings, usually retail, occupied by larger regional or national tenants. Leases are typically structured as “triple net” or “NNN”, with the tenant responsible for payment of property taxes, insurance, and most or all of the property maintenance costs. Leases usually range in length from 5 years up to 20+ years.
